The six steps every booking follows, whether the house is new or forty years old.
A slab about to be poured, a frame going up, or a resale home with an auction date. The job shapes the visit.
The quote comes back online or by phone, set by the stage and the size of the house.
Stage visits are timed to the trades; pre-purchase visits are timed to your cooling off or auction.
The inspector measures, photographs and notes each item where it sits, with you there if you want to be.
Usually the next day at the latest: each item numbered, located, photographed and referenced.
We go through which items are structural, which are finish, and what to send to the builder or agent first.

Ibrahim was fantastic at rescheduling a new time due to the heavy rain and was thorough in his inspection point on a vast amount of defects and hazards on my planned purchase. Giving me the confidence to re-evaluate the purchase. Highly recommended.
Ibrahim was very thorough in his professional inspection of the new apartment property and was able to provide a detailed report with accompanying pictures of defects for attention within a few hours of the inspection with a copy of the report also sent to the Developer on my behalf. Very helpful and highly efficient services!
Ibrahim came highly recommended by a friend who was also house hunting with us in the same area around the same time. After seeing how thoroughly he inspected the property today, I understand why he was so well regarded. This is the second time we’ve asked him to assess a property, and we will definitely use his services again in the future.
Very pleased how he contacted me right after the inspections to advise me the results over the phone. He also advised me I can contact him anytime if I have any questions.
We inspect every estate in Rouse Hill 2155 and the surrounding suburbs of Kellyville Ridge, The Ponds, Beaumont Hills, Kellyville, Tallawong and Box Hill. Our local inspectors are on site in Rouse Hill most weeks, so travel never adds to the price.

Why a stepped slab carries extra steel, and what a pre-pour inspection looks for in it.

How the bracing system holds a frame against wind, and the parts of it most often missed.

Why gas, water and electrical services must be kept apart, and why lock-up is the last chance to see it.

By the job, not by the suburb. A slab visit, a frame visit, a handover walk and a pre-purchase report all take different time on site, and a double storey takes longer than a single. Request a quote online and the figure comes back before you commit to anything.
Rouse Hill is split between The Hills Shire Council and Blacktown City Council. Your development consent or complying development certificate names the authority, and the conditions on it are worth reading before the first inspection.
Yes. Plenty of Rouse Hill houses date from the late 1990s and 2000s, and those get a pre-purchase inspection under AS 4349.1 rather than a stage visit. The new duplexes and townhouses get stage and handover inspections.
Most bookings are seen within the week. Slab and frame visits are fitted to the trade dates because the work is covered quickly, so give us the pour or lining date as soon as the supervisor confirms it.
Usually the evening of the inspection and never later than the next day. It is a PDF with photographs, locations and the clause or tolerance each item falls short of.
Yes. We hold a NSW Fair Trading licence and professional indemnity and public liability cover, and we belong to the Australian Society of Building Consultants and the Building Dispute Practitioners Society.
The principal certifier carries out the critical stage inspections the law requires, and those are about compliance with the consent. They are not a review of workmanship on your behalf. An independent inspector works for you and reports to you.
The National Construction Code and Housing Provisions, the Australian Standards for each stage such as AS 2870 for slabs and AS 1684 for timber framing, your engineering and plans, and the NSW Guide to Standards and Tolerances 2017.
Yes, and for a handover or a pre-purchase it helps. The inspector can show you items in place. On an active building site you need the builder's agreement and the right footwear.
Send the report in writing and ask for a written response. If that stalls, NSW Fair Trading takes complaints and can arrange a site inspection. NCAT is the next step for a dispute that does not settle.
For most new homes over the threshold the builder must take out HBCF cover through icare before taking a deposit. It applies when the builder dies, disappears or becomes insolvent, not as general defect insurance, so the stage inspections still matter.

We do not test electrical, gas or plumbing systems, operate appliances, or open up concealed work. Those are for licensed trades. Any part we could not get to is named in the report.
