Common building defects in Rouse Hill NSW

Across our Rouse Hill stage inspections a few patterns repeat. At slab stage it is reinforcement detail: re-entrant bars, laps, cover and the extra steel in deep edge beams. At frame stage it is the tie down and bracing system on two storey homes. At lock-up it is pipes and cables touching inside the walls. At handover the items that matter most are safety: upstairs windows without restrictors, insecure shower screens and drainage that has already failed.

Slab

Re-entrant bars, short laps, low cover, missing Z bars and steel touching pipes. All are quick to fix before the pour and very hard to fix after.

Frame

Tie down bolts missing or untensioned, bracing straps slack, roof bracing absent, bottom plates overhanging the slab or cut through in load bearing walls.

Lock-up

Gas, water and electrical services in contact, truss timbers split or overdrilled, torn sarking and condensate drains discharging onto flashings.

Waterproofing and fixing

Membranes over dirty or damp substrates, nails through the membrane, missing bond breakers, then articulation and expansion joints left out of the brickwork.

Handover

Window restrictors, balcony overflows, shower screens, leaking mixers, broken stormwater pipes, plus a finish list of sealant, tiles and saw cuts.
